Step 1 of 3: Equipment

Anode rods, thermostats, and pressure relief valves sourced for older water heaters are not always stocked by distributors, and in Sitka that supply question shapes a repair as much as the diagnosis does. Half the homes in Sitka City and Borough, Alaska were built in 1980 or earlier, and half in 1980 or later (2020-2024 ACS 5-year). A contractor opening a unit in a house from that era has to confirm that the parts the system needs still exist before the repair scope means anything. If they do not, the job changes.

The Parts of a Water Heater a Contractor Checks First

The tank is what most homeowners see first, usually standing in a utility room, garage, or basement. It holds and heats the water your household uses. When a problem shows up as no hot water, lukewarm water, or water that smells or discolors, the tank itself and the components mounted to it are where a contractor starts.

The pressure relief valve sits on the side or top of the tank and opens if pressure inside climbs too high. The anode rod hangs inside the tank and slows corrosion. At the base, the drain valve lets a contractor flush sediment that builds up on the tank floor. The thermostat and heating elements, whether gas burner assembly or electric, attach directly to the tank and are the first suspects when the water temperature is wrong.

The drawing shows a typical water heater layout, and a licensed contractor determines which parts apply to the specific unit and setup in your home.
